NYSE Meeting Announcement (8/6/2009)

Invitees to August 18, 2009 Meeting held at the New York Stock Exchange:

The August 18, 2009 Event and Press Conference will:

·         Release for top management the Capital Markets Briefing Paper:  Business Case for 
          Commercializing Sustainable Investment

·         Announce new green building and sustainable investment products

The Briefing Paper documents four years of Wall Street due diligence concluding that green buildings and sustainable investment are more profitable, less risky and preferred without exception by investors in a Survey initiated with S&P covering over $3.3 trillion in assets.

Special guest speaker Honorable Carolyn Maloney, Chair, Congressional Joint Economic Committee will discuss how CMP’s Underwriting Standards can be used for green building refinancing to address the $800B refinancing crisis.    Allison Chin, Sierra Club Board President, will discuss how climate change investments can stimulate a sustainable investment market shift.
 
The Event will be from 12:00- 5:00 followed by a reception on the NYSE trading floor.

October 8, 2008 Meeting at TIAA-CREF (9/26/2008)

The Capital Markets Partnership (“CMP”) cordially invites you to our October 8, 2008 meeting at TIAA-CREF to be held from 10:00 a.m. to 4:00 p.m. at 730 Third Avenue, New York, New York - (212) 916-6996.

 

The purpose of the meeting is to discuss and further develop our Sustainable Investment and Financing (“SIF”) initiative.  In preparation of this initiative, CMP and its partners have organized, completed and/or implemented the following efforts in support of SIF:

 

·         Green Building Finance Summit with over $100B in real estate  investment represented concluded based on debt and equity sessions / case studies that green buildings are more valuable.

·         Green Building Value Rating System© was prepared in  cooperation with leading commercial banks and identified green buildings as more valuable and containing less risk than  conventional buildings.

·         CMP/Citi Recommendation was made to S&P to rate securities consistent with SIF and S&P & Fitch have agreed to do so.

·         Peer Reviewed Creating Economic Stimulus & Stopping Climate Credit Risk / Irreversibility Report© was prepared with the State of California & IPCC Scientists. It identifies $1 trillion/year added to the global economy by SIF based on quantified benefits and successful precedent.  2.5 million green and climate neutral buildings, and 1 million certified sustainable products are needed by 2015 to prevent Imminent Irreversible Dangerous Climate Change and climate credit risk, eliminating 20% of global GDP (United Kingdom 2006, Moody's 2007, Mortgage Bankers Association 2007, IPCC 2007, Bush Administration 2008).

·         Partnership with US Conference of Mayors represented by Gavin Newsom, San Francisco Mayor in support of SIF and the Economic Stimulus Report.

·         CMP / S&P Investor Surveys representing over $3.2 trillion in assets where respondents indicated without exception that they would buy securities consistent with SIF.

·         Partnership with CoStar & Trepp to facilitate property identification and needed financial analytics.

·         Unanimously Approved National Consensus Green Building Underwriting Standards© providing 1-100 score for properties and portfolios, which are being adopted by leading financial institutions.

 

·         Capital Markets Briefing Paper: Sustainable Investment Business Case© prepared by CMP and targeted to executive management summarizing this due diligence to date and indicating that green buildings and certified sustainable products:

 

(i)    are less risky and more valuable than conventional buildings and products;

(ii)   will provide the basis for  many new financial products and investments; and

(iii)  will be the subject of increasing commitments by interested investors.

 

The Briefing Paper concludes that a sustainable investment market shift is needed to stimulate the economic transition from conventional energy, and to address long term global inflation caused by rising costs and ongoing catastrophic climate damages. 

 

The Capital Markets Briefing Paper was funded by The Energy Foundation, several other leading foundations, and Federal Home Loan Bank.

Green Building Underwriting Standards Approval (9/2/2008)

The ballot vote for the Green Building Underwriting Standards closed on August 30, 2008.  Committee members overwhelmingly cast affirmative votes in support of the Green Building Underwriting Standards which were approved by unanimous vote.  

 

Many thanks to all Committee members for their leadership, insight, and support with this important industry activity; these Standards were approved in four months which demonstrates the strong market need.

 

In conjunction with this voting process, it was agreed that the following activities will be initiated:


  • A Subcommittee will be set up to develop guidance on the use of the Green House Gas Protocol (GHGP) to track climate pollution reductions using the Underwriting Standard, and facilitate building owners monetizing these reductions through carbon or other credits including White Tags, with appropriate market trading institutions. 
  • A Subcommittee will be set up on Equivalency Applications pursuant to Section 5.0 of the Standard, along with any normalization activities that the Subcommittee / Full Standards Committee decide to initiate for the purpose of incorporating other approved industry standards into the Green Building Underwriting Standards. 

Further, we are working with two leading financial institutions on their adoption of the Underwriting Standards, and on using the Standards for new financial product creation including Sustainable Building Securities (SBS) that will be discussed at an October 8, 2008 meeting at TIAA-CREF in NYC.  Please let us know of your interest in adopting them for your investment and/or other activities.

 

Finally, as we move into the adoption phase and as part of the normal consensus standards practice, we are working on launching a national education program for the Underwriting Standards. 

 

We request interested Committee Members in this Education Program to participate in a Wednesday September 17, 2008 @ 4:00pm EDT Education conference call regarding curriculum, partners, and trainers.
